Fontvieille and Larvotto are two of Monaco’s most prime real estate districts, each currently undergoing redevelopment to make them even more appealing. Here, discover what it’s like living in Monaco’s Fontvieille compared to living in Larvotto.

 

What’s it like living in Fontvieille, Monaco?

Fontvieille was built in the 1970s from reclaimed land, meaning that all the properties in this district are relatively modern. Fontvieille is known as a family area, with properties here typically slightly larger than you may find elsewhere and plenty of green spaces including Fontvieille Park, the Princess Grace Rose Garden and the UNESCO Garden. Fontvieille is also located close to Cap D’ail and Mala Beach.
Despite this district being fairly family-orientated, many of the Principality’s offices are found in Fontvieille, meaning that there can be a fun, lively atmosphere as the working day comes to a close. You will find prestigious restaurants such as Bee􀀁ar and Moshi Moshi on your doorstep, as well as the Stade Louis II.
Living in Fontvieille, Monaco, also offers fantastic transport links, hosting the Principality’s only heliport as well as the Fontvieille marina, offering a convenient place to dock your yacht.

The district is set to open a brand new commercial space in 2027, seeing the current concrete shopping centre replaced with a futuristic structure featuring a transparent facade, Mediterranean greenery, colour-coded levels and wave-like curves. The space will include a Carrefour hypermarket, a new cinema complex, a larger parking area, a redesign of the remaining commercial spaces with new stores, and 41 state-owned houses. This redevelopment will see Fontvieille become more of an entertainment hub.

What’s it like living in Larvotto, Monaco?

Larvotto is one of Monaco’s most prestigious districts. Home to Avenue Princesse Grace, which was once the world’s most expensive street, today properties here are still highly sought after. Larvotto is located on Larvotto Beach, meaning many buildings offer breathtaking sea views. This district is ideal for young professionals and families alike, positioned within easy walking distance of luxury hotels, beach clubs, casinos, nightclubs, restaurants, and the Monte Carlo Country Club.
Redevelopment here will see the Larvotto Beach area expanded to offer more than 15,000 m2 of space on the upper Promenade with shaded areas, beds of trees, a kids playground and a cycle track. There will also be more space for shops and restaurants in Larvotto, Monaco. This is set to be finished in 2022, with the beach and shops hoping to open in June 2021.
Portier Cove Marterra is also under construction here: a brand new ultra-desirable eco-district being built on reclaimed land between Larvotto Beach and the Grimaldi Forum, due to be completed by 2025. This will add six hectares to the Principality, and will be an entirely pedestrianised area featuring a marina, a park and commercial and residential space. Once finished this development should add value for Larvotto residents, who can benefit from the amenities of the new area.
