The Finest New Property Developments In Monaco

Monaco is a highly desirable place to live for a variety of reasons, from its world-class safety to its advantageous tax benefits. At the same time, the Principality only has a limited amount of space to build on, with an area of just over 2km2. That is why, when new property developments in Monaco are constructed, the progress of these buildings is followed with close interest.

New property developments in Monaco 

 

One Monte Carlo

This development is in a prime location, situated next to the Hôtel de Paris Monte-Carlo on the pedestrianised Casino Square. One Monte-Carlo offers 37 prestigious apartments, ranging from two-room properties to a six-room triplex complete with rooftop terrace and private pool. Properties here boast views of the Place du Casino, gardens, the Mediterranean sea, the Port and the Prince's Palace.

The building was designed by Pritzker Architecture Prize winner Sir Richard Rogers, with interior design by agency 4BI & Associates, Bruno Moinard and Claire Bétaille.

This residence was delivered in 2019. 

 

45G

This building has been designed by architect Frédéric Genin of Arch Monaco, and promises contemporary architecture, including white stone surfaces and wide balconies, that is in keeping with the Principality’s aesthetic.

Located on Rue Grimaldi at the edge of Port Hercule, this Monaco property development will provide 72 apartments, two of which are penthouses with swimming pools on the roof terrace, plus cellars and parking spaces in the 7 basement levels.

The building has been designed to meet the most rigorous specifications, including safety requirements, energy efficiency, and sustainability.

Currently under construction, the delivery of 45G is scheduled for 2021.

 

L’Exotique

This new south-facing development will be located in the picturesque Jardin Exotique district and will offer 66 off-plan apartments for Monaco investors. 

L’Exotique building will benefit from all-day sunshine as well as conveniences such as a pool, hammam, sauna, and secure parking. Designed by architect Rudy Riccioti, known for his work on the MUCEM museum in Marseille, L’Exotique offers light and airy interiors finished to a very high specification.

Properties in this building have breathtaking views over the sea and the Rock, and are surrounded by pretty tropical foliage.

L’Exotique is expected to be completed by 2022.

 

Bay House

One of the latest Monaco property development projects from the Marzocco group, the construction company responsible for the Tour Odeon, Bay House will be located in the Larvotto district. This development is part of a larger project called Testimonio II, which is situated between Boulevard d’Italie and Avenue Princesse Grace and will offer two residential towers, parking, a kindergarten and the International School of Monaco.

Promising 54 apartments and five villas, Bay House properties will be designed to a modern finish and will offer panoramic sea views, with south-facing wraparound glass balconies. 

Bay House is due to be delivered in 2022. 

 

Mareterra or Portier Cove

Located just off the world-famous Avenue Princesse Grace, and consisting of six hectares of land that have been reclaimed from the sea, this development is set to be an exceptional place of residence. Mareterra will offer more than 100 sought-after apartments, villas and houses, alongside restaurants, shops, and a marina able to accommodate 15 boats of up to 18 metres. 

 

Portier Cove has also been built with sustainability in mind and will be Monaco’s first eco-district - Mareterra has been built according to very demanding environmental specifications set out to protect the natural environment. The district has been designed with the involvement of renowned Italian architect and Pritzker Prize winner Renzo Piano.

This is one of the most highly anticipated new property developments in Monaco. Commercialisation of the project started in 2020, and the project is set to be finished in 2025.
